Promotional items, products and gifts are merchandise use in marketing and advertisement programs. These items normally are printed with companies name, slogan and usually given at store openings and trade shows. Most company uses anything under the sun for their promotion. The most common items they can use include caps, keychain, t-shirts, mugs, mouse pad, poster, pens, stickers and even plates. Wearable items are the most saleable for this type of advertisement or promotion. Giving away these kinds of items is the fastest way to let your product is known to a large amount of customers or much known as buyers.Relatively promotional items are small in size but very expensive. These items can be considered as high end items since some of these are used in award shows in which they give away very expensive things such as branded perfumes, leather goods and even electronic gadgets. Not only in photos these companies benefit from the celebrities, they give them these items and hope that they will wear these in public which increases popularity of the product.

The most common way they use in promotional products is brand awareness. If one wears a very popular brand of a shirt most people know it so they use branded products to promote a certain company or person or etc. For example if one is using a “Channel” bag and people will see that the bag has the picture of a celebrity on it, they will actually remember that celebrity and every time they see a channel bag they come to think of that certain celebrity which increases his/her popularity. If the merchandise has a larger market it creates a the larger the promotion of a company, person and etc.

Trade shows, seminars, politics and large companies needs a lot of attention to people so that they can sell their items or themselves. They need a certain product to help create a buzz about them so that people will not forget them even for a long period of time. Promotional gifts are often uses in political campaigns. Politicians put their faces on mugs, t-shirts and caps and use it as a gift item during campaign so that their names will linger on peoples mind every time they see those items. Using these gift items for campaigns has been successful in the past decade that’s why it is still being used today.

Reston, VA-Net lease investors interested only in freestanding retail properties are ignoring a very lucrative investment opportunity–net lease retail condos. These properties offer many of the same benefits as traditional net lease investments. Moreover, they allow net lease investors (or net lease brokers) to put money into areas that traditionally exceeded most net lease investor budgets: dense urban areas with strong foot traffic.

Located in Washington, DC’s Mount Vernon Triangle neighborhood, the mixed-use project includes 441 condominiums, 244 rental apartments and roughly 116,000 square feet of retail. The project is structured with a condo regime, Thompson says, which allows Lowe Enterprises to sell pieces of the project to monetize other components. A 55,000-square-foot Safeway anchors CityVista and was part of the retail condo that Edens & Avant acquired.

Like traditional net lease investments, net lease retail condos are leased to tenants that have committed to a long-term lease, usually longer than 10 years, and as long as 25 years with increasing rent over the lease term. The tenant is responsible for paying rent plus some or all of the operating expenses of the building such as taxes, insurance premiums, repairs and utilities.
